Lendlease quitte les marchés internationaux de la construction

La société australienne de construction et d'immobilier Lendlease a annoncé qu'elle allait vendre certaines de ses activités à l'étranger, notamment ses activités de construction aux États-Unis, au Royaume-Uni et en Europe.

L'annonce a été faite dans le cadre d'une refonte de l'entreprise qui vise à libérer jusqu'à 4,5 milliards de dollars australiens (3 milliards de dollars américains) de capital.

Dans un communiqué, la société a déclaré qu'elle faisait partie de plans visant à « simplifier sa structure organisationnelle » et qu'elle « se concentrerait sur sa plate-forme australienne d'affaires et d'investissements internationaux, leader sur le marché ».

Cette décision, prise par l’une des plus grandes entreprises de construction d’Australie, crée une incertitude autour d’une litanie de projets inachevés dans le monde, notamment en Malaisie, en Chine, aux États-Unis, au Royaume-Uni et en Italie.

« Nous reconnaissons que la performance du cours de nos titres et le rendement des porteurs de titres ont été médiocres, car nous avons été confrontés à des défis structurels et à un ralentissement prolongé des marchés. Nous devons prendre des mesures significatives et accélérées pour apporter de la valeur à nos porteurs de titres, à nos partenaires financiers et à nos clients », a déclaré Michael Ullmer, président de Lendlease.

« Aujourd'hui, nous avons annoncé le plan visant à positionner Lendlease sur la voie du succès, en nous concentrant sur nos principales forces et nos avantages concurrentiels. »

Il a été rapporté que la restructuration pourrait coûter à Lendlease jusqu'à 1,48 milliard de dollars australiens (985 000 dollars américains) en dépréciations et charges liées aux ventes du projet et à la dépréciation du goodwill attaché à ses activités de construction aux États-Unis et au Royaume-Uni.

La société a annoncé qu'elle céderait deux projets majeurs en Asie au cours de l'année à venir, notamment le plus grand projet du développeur dans la région, le développement à usage mixte The Exchange TRX à Kuala Lumpur.

Australian-based construction and real estate company Lendlease has announced that it is to sell some of its overseas business, including its construction operations in the US, UK and Europe.

The announcement was made as part of a company overhaul as it looks to free up as much as AU$4.5 billion (US$3 billion) of capital.

In a statement the company said it was part of plans to “simplify its organisational structure” and that it would, “focus on its market-leading Australian business and international investments platform.”

The move, by one of Australia’s largest construction companies, creates uncertainty around a litany of unfinished projects around the world, including in Malaysia, China, US, UK and Italy.

“We recognise that our security price performance and securityholder returns have been poor as we have faced structural challenges and a prolonged market downturn. We need to take significant action at an accelerated pace to deliver value for our securityholders, capital partners and customers,” Lendlease Chairman Michael Ullmer said.

“Today we have announced the blueprint to position Lendlease for success – focussing on our core strengths and competitive advantages.”

It has been reported that the restructuring could cost Lendlease up to AU$1.48 billion (US$985,000) in impairments and charges related to the project sales and as it writes down goodwill attached to its construction businesses in the US and the UK.

The company said it will dispose of a pair of major projects in Asia over the coming year, including the developer’s largest project in the region, The Exchange TRX mixed-use development in Kuala Lumpur.

Het in Australië gevestigde bouw- en vastgoedbedrijf Lendlease heeft aangekondigd dat het een deel van zijn overzeese activiteiten gaat verkopen, inclusief zijn bouwactiviteiten in de VS, het VK en Europa.

De aankondiging werd gedaan als onderdeel van een bedrijfsrevisie, omdat het erop lijkt dat er maar liefst AU$4,5 miljard (US$3 miljard) aan kapitaal zal worden vrijgemaakt.

In een verklaring zei het bedrijf dat het deel uitmaakte van plannen om “de organisatiestructuur te vereenvoudigen” en dat het “zich zou concentreren op zijn marktleidende Australische zaken- en internationale investeringsplatform.”

De stap van een van de grootste bouwbedrijven van Australië zorgt voor onzekerheid rond een litanie van onvoltooide projecten over de hele wereld, onder meer in Maleisië, China, de VS, het VK en Italië.

“We erkennen dat onze effectenprijsprestaties en rendementen voor effectenhouders slecht zijn geweest, omdat we te maken hebben gehad met structurele uitdagingen en een langdurige marktdaling. We moeten in een versneld tempo aanzienlijke actie ondernemen om waarde te creëren voor onze effectenhouders, kapitaalpartners en klanten”, aldus Michael Ullmer, voorzitter van Lendlease.

“Vandaag hebben we de blauwdruk aangekondigd om Lendlease te positioneren voor succes – waarbij we ons concentreren op onze kernsterkten en concurrentievoordelen.”

Er is gemeld dat de herstructurering Lendlease tot AU$1,48 miljard (US$985.000) zou kunnen kosten aan bijzondere waardeverminderingen en lasten in verband met de verkoop van het project en omdat het goodwill afschrijft die verbonden is aan zijn bouwactiviteiten in de VS en het VK.

Het bedrijf zei dat het het komende jaar een paar grote projecten in Azië zal afstoten, waaronder het grootste project van de ontwikkelaar in de regio, de gemengde ontwikkeling The Exchange TRX in Kuala Lumpur.
